Convention Center Headquarter Hotel Developer Announced

Following a public procurement process and Request for Qualifications for a headquarter hotel developer, the Montgomery County Convention Facilities Authority (MCCFA) Board of Directors approved the selection of Concord Hospitality Enterprises Company for development of the Dayton Convention Center headquarter hotel. The MCCFA and Concord Hospitality Enterprises Company will enter contract negotiations for development of the property located at the “city
plaza” on S. Jefferson Street, between E. Fifth and Stone Streets.

While the MCCFA heard from a number of qualified developers, it determined that Concord had the ideal strategy for the development and operation of a convention center-centric property with proven experience in Dayton.”

Over the next 60-90 days, Concord Hospitality and the MCCFA will enter contract negotiations on financing, schedule, conceptual design for a full-service property, hotel room block (RBA) guarantees for convention guests, and the like.

The 2022 closure of the attached hotel (formerly Radisson), located at 33 E. Fifth Street, and the uncertainty of its reopening date, remains a challenge to attract new regional business necessary to support the investment and convention growth in the region which is expected following the Dayton Convention Center’s $45+ million renovation, anticipated completion by Spring 2025.

Pam Plageman, Executive Director/CEO of the MCCFA, sought support from the Dayton City Commission in April 2024 via an economic development agreement to convey the land necessary for the project to begin the process to attract a developer. The MCCFA has also sought support from the Montgomery County Board of County Commissioners, who are in favor of the project. he MCCFA engaged with Meyer’s Architects, (Dayton AC Marriott and Fairfield Inn project architects) to conduct a study of the city plaza feasibility in 2023. It is anticipated that the new hotel will have approximately 200 guest rooms, along with a restaurant, and retail/civic/entertainment spaces adjacent to the Oregon Garage (aka Transportation Garage).

Previous studies have identified that 500 committable rooms, within a three-block walking radius of the Dayton Convention Center, are needed to support the newly renovated, 150,000 square foot Convention Center. Committable blocks of rooms are rooms the hotel is willing to set aside for group business. The upcoming openings of the Dayton Arcade’s Hilton Garden Inn (94 rooms) and the Hotel Ardent (118 rooms) complement the widely accepted need for more
downtown hotel rooms.
